About LandlordTested
LandlordTested is an independent review and how-to site for US landlords who own 1 to 20 units and manage them themselves. We compare software, screening, insurance, rent collection and bookkeeping by what they cost at your size, and publish the free forms, state rules and calculators small landlords need.

Who it’s for
Most people who read LandlordTested own a handful of rentals and have a day job. Some rented out the house they lived in when they moved; others bought a duplex or a few single-family homes on purpose. They choose their own software, screen their own tenants, buy their own insurance and file their own Schedule E, usually in the evening, often on a phone.
That reader wants a straight answer, a real number and an honest note on who a tool is wrong for. That’s what we try to write.
What we do differently
We show the math at your size. Every software page prices tools at 1, 5 and 20 units, including what your tenants pay, because the cheapest option at one door is rarely the cheapest at twenty.
We say who a tool is wrong for. Every recommendation names its limits.
We test on live accounts. Our protocol lists a unit, takes an application, runs screening, signs a lease, collects a test payment and logs a maintenance request, with a screenshot at every step. Those tests are under way. Until a tool’s test is done, its score is provisional and built from vendor pricing and documentation, and the review says so.
We cite the statute. State law pages name the statute behind each rule and show when they were last reviewed.
We don’t invent experience. No made-up anecdotes, testimonials or statistics. If we couldn’t confirm a figure, we say so or leave it out.
How we’re funded
LandlordTested earns money through affiliate and referral links. When you sign up for a tool or request an insurance quote through one of our links, the company may pay us a fee. You don’t pay more. Those links are marked as sponsored.
Fees never affect rankings. The order on every page comes from our scorecard, and a tool doesn’t need to pay us to be reviewed or ranked well.
Who’s behind it
The site is written and checked by the LandlordTested editorial team. Our lead tester’s profile is coming, with their own portfolio and the states they rent in. We’d rather leave that space empty for now than fill it with anything that isn’t true.
Questions landlords ask
The questions we get most, each answered in a paragraph.
Is LandlordTested independent?
Yes. We're not owned by any software company, insurer or screening service, and no company reviews or approves what we publish. Some companies we review may pay us a fee when a reader signs up through our links, but that never changes a ranking. Rankings come from a published scorecard.
Who writes LandlordTested?
Our reviews and guides are written and checked by the LandlordTested editorial team. Our lead tester's profile, with their own rental experience, is coming soon. Until then, every review notes where its account test stands and which facts come from vendor documentation.
How does LandlordTested make money?
Through affiliate and referral links. If you sign up for a tool or request an insurance quote through one of our links, the company may pay us a fee, at no extra cost to you. Affiliate links are marked as sponsored, and our affiliate disclosure page explains how they work.
