All Comparisons

These head-to-head comparisons put two landlord tools side by side on price, tenant fees and features, then name a winner for each portfolio size. Start with the pair you're deciding between: each page prices both tools at 1, 5 and 20 units, so you can see where one overtakes the other.

How the comparisons work

Each comparison answers one question: which of these two tools should you pick for the number of units you own? We line up the plans you’d need at 1, 5 and 20 units, the fees your tenants and applicants pay, and the features each one includes or leaves out.

The winner often changes with size. A free app can beat a paid one for a single rental and lose at 20 units, once tenant fees and missing accounting features start to cost more than a subscription. Each page says where that line falls and lists the questions that should decide it for you, like whether you manage for other owners or need a separate bank account for each property.

Figures come from each vendor’s pricing page, with the date we checked them.
