What the calculators do

The tools fall into four groups, built around the questions a small landlord asks most often.

Rent and tenants. The rent calculator estimates what a unit should rent for, and the fair market rent tool shows HUD’s figures for your area. The 3x rent calculator checks whether an applicant’s income meets the usual rule. The rent increase, prorated rent and late fee calculators handle the everyday math, and the security deposit calculator works out what you can charge and what you owe back.

Buying and analyzing a deal. The rental property calculator puts income, expenses and financing in one place. The cap rate, NOI, cash-on-cash return, GRM and rental yield calculators each answer one question about a deal, and the BRRRR and house hacking calculators cover two common ways small investors buy.

Running costs. The vacancy rate, turnover cost and landlord insurance cost calculators show what empty months, tenant changes and coverage add to your expenses.

Taxes and selling. The depreciation recapture, capital gains on rental property and 1031 exchange calculators estimate what a sale would cost you in tax, and the rent vs sell calculator compares keeping the property with cashing out.

How they work

Each calculator runs in your browser. There’s no sign-up and no email gate. Every tool page explains the formula it uses and walks through a worked example, so you can check the math yourself.

When you want to send a result to a partner, a lender or your CPA, use the share link. The other person opens the calculator with your numbers already filled in.

If you run a blog, a local landlord association site or a real estate newsletter, each calculator has an embed code you can paste into your own page.

The calculators give estimates, not tax or legal advice. State limits on deposits and late fees change, and tax results depend on your whole return.

Questions landlords ask

The questions we get most, each answered in a paragraph.

Are these landlord calculators free?

Yes. Every calculator is free to use, with no account, no email and no limit on how often you run it. The math runs in your browser, and sharing a result by link is free too. If you use one often, bookmark it; there's nothing to log in to.

Can I embed a calculator on my website?

Yes. Each calculator page has an embed code you can copy into your own site or blog. The embedded version works the same way as the one on this site, so your readers can run their own numbers without leaving your page. Copy the code from the embed box on the calculator you want.

Are the results tax or legal advice?

No. The calculators give estimates based on the numbers you enter and the formula shown on each page. Tax figures like depreciation recapture and capital gains depend on your full return, and late fee and deposit limits depend on your state and city. Check with a CPA or attorney before you act on a close call.
