Landlord Insurance in Wisconsin: Costs, Requirements & Best Providers

Landlord insurance in Wisconsin costs less than the national average. The homeowners benchmark is $2,175 a year, and a landlord (DP-3) policy typically runs about $2,500 to $2,700. Hail, wind and winter cause most claims, and in Milwaukee and Madison, water in the basement is the one landlords most often find they weren't covered for. Get a landlord insurance quote and ask for a water backup endorsement at the same time.

Hail, wind and the occasional tornado

Wisconsin’s summer storms bring hail, straight-line winds and tornadoes, particularly in the southern and western parts of the state. Roof and siding claims follow most storm seasons. Ask whether a quote carries a separate wind and hail deductible, and whether older roofs are paid at actual cash value, which subtracts depreciation.

Basements and sewer backup

A lot of Wisconsin’s rental housing, especially the Milwaukee duplexes and the older homes around Madison, sits on basements, and heavy summer rain overwhelms storm sewers. The August 2018 storms flooded parts of Madison’s west side. Water arrives in three ways, and each is treated differently:

How the water gets in Covered by a DP-3?
A burst supply pipe Generally yes
Sewer or sump backup Only with a water backup endorsement
Surface water or river flooding No, needs a flood policy

Flood coverage comes through the National Flood Insurance Program or a private insurer, usually after a 30-day wait.

Winter claims

Ice dams, frozen pipes and roof snow loads are the usual winter claims. Pipes in exterior walls of older duplexes are especially exposed. Dwelling policies typically exclude freeze damage when heat wasn’t maintained, and coverage tightens once a unit has been vacant for a set period, often 60 days.

Older housing

Underwriters look closely at century-old Milwaukee and Madison rentals: wiring, heating, plumbing materials and porches. Rear porches and stairs on two-story duplexes drive liability claims. Updating these before you shop can widen the list of insurers willing to quote.

What lenders require

Lenders require a landlord (dwelling) policy naming them as mortgagee, with dwelling coverage at least equal to the loan or rebuild cost. Flood insurance is mandatory on federally backed loans in a mapped high-risk zone. Investor lenders usually require loss-of-rent coverage.

Five ways to pay less

  1. Install a backwater valve and battery backup sump pump, then buy the water backup endorsement.
  2. Air-seal and insulate attics to stop ice dams.
  3. Fit impact-resistant shingles at your next roof replacement.
  4. Raise your deductible to $2,500 if your reserves can cover it.
  5. Insure several rentals together. Obie offers portfolio policies, and Steadily writes small multifamily.

Wisconsin deposit and entry rules

Wisconsin sets no cap on deposits (Wis. Stat. § 704.28; Wis. Admin. Code ATCP 134.06). Return it within 21 days after the tenant surrenders the unit, with an itemized statement. Wrongful withholding can cost double plus attorney fees. You can enter with 12 hours’ notice (ATCP 134.09(2)), which makes it practical to check heat and sump pumps before a cold snap or a big storm.

Questions landlords ask

The questions we get most, each answered in a paragraph.

How much is landlord insurance in Wisconsin?

Wisconsin's homeowners benchmark is $2,175 a year for $400,000 of dwelling coverage (NerdWallet 2026). Landlord policies typically cost 15% to 25% more, about $2,500 to $2,700. A Milwaukee duplex built in the 1920s and a newer single-family rental in Appleton will price differently, so treat a quote on the property as the real number.

Does landlord insurance cover sewer backup in Wisconsin?

Only if you add a water backup endorsement. Standard dwelling policies exclude water that backs up through drains, sewers or a failed sump pump. The endorsement often comes with a limit far below the cost of a finished basement, so ask for a higher one if you rent out a lower-level unit or store appliances there.

Is Lake Michigan shoreline erosion covered?

No. Erosion and the collapse of a bluff fall under the earth movement exclusion in standard landlord policies, and flood policies don't cover gradual erosion either. Rentals on eroding bluffs along Lake Michigan are a risk you carry yourself, so have the shoreline assessed before you buy.
