Hail and wind are the Wyoming claims

Cheyenne gets damaging hail more often than most US cities, and storms hit Laramie, Casper and the eastern plains through summer. Roof claims follow. Add Wyoming’s wind, which regularly gusts hard enough along I-80 to strip shingles, peel siding and drop fences, and you have most of what insurers price for here.

Before you compare quotes, check three things:

  • The wind and hail deductible. If it’s a percentage, 2% of a $300,000 dwelling limit is $6,000 out of pocket.
  • Roof settlement. Replacement cost or actual cash value, which subtracts depreciation on an older roof.
  • Cosmetic damage exclusions on metal roofing and siding.

Wildfire

Wildfire risk is highest in the forested areas around the Bighorns, the Black Hills edge in the northeast, and the mountain towns in the west. Fire is covered on a landlord policy, but insurers score addresses for wildfire exposure, and rentals backing onto timber can face surcharges or fewer willing carriers.

Winter

Long, cold winters bring frozen pipes, ice dams and roof snow loads, and wind-driven snow finds its way into attics. Dwelling policies typically exclude freeze damage if heat wasn’t maintained, and coverage tightens once a unit has been vacant for a set period, often 60 days. In remote areas, distance from a fire station also raises the price.

Earthquake and flood in western Wyoming

The Teton Fault runs along the base of the Teton Range near Jackson, and the Yellowstone region is seismically active. Landlord policies exclude earthquake, so price an endorsement if you own in Teton or Park County. Flood is excluded too. Spring snowmelt floods rivers across the state, and coverage comes through the National Flood Insurance Program or a private insurer, usually after a 30-day wait.

What lenders require

Lenders require a landlord (dwelling) policy naming them as mortgagee, with dwelling coverage at least equal to the loan or rebuild cost. Flood insurance is mandatory on federally backed loans in a special flood hazard area. Investor lenders usually require loss-of-rent coverage, and short-term rental lenders often ask for specific liability limits.

Ways to bring the premium down

  1. Install impact-resistant shingles rated for high wind at your next roof replacement.
  2. Secure fences, sheds and outbuildings so wind claims don’t add up.
  3. Create defensible space around rentals near forest.
  4. Raise your deductible if your reserves can handle a storm.
  5. Require renters insurance with liability in every lease.

Wyoming deposit rules

Wyoming sets no cap on deposits (Wyo. Stat. § 1-21-1208). You must return it with an itemized list within 30 days after the tenancy ends or within 15 days after you receive the tenant’s forwarding address, whichever is later. A larger deposit can cover tenant damage that falls below your policy deductible.

Questions landlords ask

The questions we get most, each answered in a paragraph.

How much is landlord insurance in Wyoming?

Wyoming's homeowners benchmark is $1,805 a year for $400,000 of dwelling coverage (NerdWallet 2026). Landlord policies typically cost 15% to 25% more, about $2,100 to $2,250. A house in Casper and a condo in Jackson will price very differently because of rebuilding costs and risk, so use a quote on the actual property.

Does landlord insurance cover wind damage in Wyoming?

Yes. Wind is a covered peril on a landlord policy, and that includes shingles, siding and fences torn off in high winds. Some policies carry a separate wind and hail deductible as a percentage of the dwelling limit, so check that figure. Damage from wear and tear, such as an old roof that gradually loosened, usually isn't covered.

Do I need special insurance for a Jackson Hole short-term rental?

Usually, yes. Standard landlord policies are written for long-term tenants and often limit or exclude nightly rentals. You need a policy built for short-term rental use, with commercial-style liability. Steadily and Obie both list short-term rental coverage. Rebuilding costs in Teton County are high, so check that the dwelling limit matches.
