Avail Review & Pricing (2026): Plans, Fees and Verdict

Avail pricing comes down to one free plan and one paid plan. Unlimited costs $0 for any number of units and covers listings on 19 sites, screening, state-specific leases with e-sign and online rent. Unlimited Plus costs $9 per unit a month and waives the $2.50 tenant ACH fee. For most landlords with 1 to 10 units, the free plan is the one to use.

Avail pricing and who it suits

Avail, owned by Realtor.com, has two plans:

Plan Price Tenant ACH fee What’s different
Unlimited $0, unlimited units $2.50 per payment Listings on 19 sites, applications and screening, state-specific leases with e-sign, online rent, maintenance tracking, income and expense tracking, messaging
Unlimited Plus $9 per unit a month $0 Adds FastPay, custom application questions, custom and reusable lease templates, a branded property website, Priority Care support

Avail doesn’t show an annual price for Plus on its current pricing page. The best-known figure, from 2024, was about $7 per unit a month billed annually, so check before you assume it.

Avail suits:

  • Landlords with 1 to 10 units who want a free, complete tool.
  • First-time landlords who need a lease. Free state-specific leases with e-sign are Avail’s clearest advantage over other free apps.
  • Owners filling vacancies who want wide listing reach: 19 sites from one listing.

Skip it if:

  • You have more than about 10 units and want to remove tenant fees. Plus at $9 per unit scales badly.
  • You want real bookkeeping. Avail’s income and expense tracking is basic.
  • You manage for other owners. There’s no owner portal.

How each job works in Avail

These descriptions come from Avail’s pricing page and support center and from recurring themes in public reviews. We’ll add screenshots and timings after our own account test.

Listing and syndication

You create one listing with photos, rent and terms, and Avail pushes it to 19 rental sites. Unlimited Plus adds a branded property website, useful if you want a link to share on social media or a yard sign.

Applications

Applicants fill in Avail’s online application. On the free plan the questions are standard; Plus lets you add your own. On Avail, the screening fee is the application fee, so there isn’t a second charge.

A recurring complaint in reviews is the applicant dashboard: some landlords say it’s hard to tell where each applicant stands. If you’re expecting several applications for one unit, keep a short list of your own until you’re used to it.

Screening

The full bundle (credit, criminal and eviction) costs $55, and a single report costs $30. Prices vary by state. The applicant usually pays, though you can pay instead.

Get written consent before you screen, apply the same written criteria to every applicant, and send an adverse action notice to anyone you deny based on the report. Those are Fair Credit Reporting Act requirements. Avoid blanket bans on criminal records, which can still draw Fair Housing Act claims even though HUD withdrew its 2016 guidance in 2025.

Lease and e-sign

This is where Avail stands out. The free plan includes state-specific lease templates with e-signature. You fill in the terms, both sides sign online, and the signed lease stays in the account. Plus adds custom and reusable lease templates, so you can save your own clauses and use them again.

Rent collection and payouts

Tenants pay online by bank transfer or card. On the free plan, ACH costs the tenant $2.50 per payment and cards cost 3.5%, which on a $1,650 rent is $57.75. On Plus, the ACH fee is waived.

Standard ACH deposits take a few business days. Plus adds FastPay for faster deposits. Some reviewers report payment-processing delays, so if your mortgage depends on rent landing on a set day, leave a buffer.

Late fees

You can set late fees to apply automatically. Keep the amount and grace period within your state’s late-fee rules and match them to the lease.

Maintenance

Tenants submit requests through their Avail account, and you track each one and message the tenant from the same thread. Finding, scheduling and paying the contractor is still up to you.

Accounting and reports

Avail tracks income and expenses by property. It’s fine for a running tally but light for tax time. Many landlords pair it with Stessa or Baselane, both free, for bank feeds and Schedule E reports.

What Avail costs at 1, 5 and 20 units

The table assumes a $1,650 rent paid by ACH every month, so 12 payments per unit per year.

Units Unlimited: you pay Unlimited: tenants pay in ACH fees Plus: you pay per year Plus: tenants pay
1 $0 12 x $2.50 = $30 12 x $9 = $108 $0
5 $0 60 x $2.50 = $150 5 x $9 x 12 = $540 $0
20 $0 240 x $2.50 = $600 20 x $9 x 12 = $2,160 $0

At every size, Plus costs more than the fee it removes. Each unit costs you $9 a month on Plus and saves its tenant $2.50, a gap of $6.50 per unit per month. At 20 units that’s $2,160 a year from you to save your tenants $600.

At 1 unit, the free plan is the right call. Your tenant pays $30 a year in ACH fees.

At 5 units, your tenants pay $150 a year between them on the free plan. If that bothers you, RentRedi’s annual plan costs $144 a year and charges tenants $1 per payment, which is cheaper for everyone than Avail Plus at $540.

At 20 units, Avail Plus is $180 a month. TurboTenant Pro removes tenant ACH fees for $399 a year at that size, and RentRedi costs $144 a year flat.

Screening sits on top: three applicants for one vacancy pay 3 x $55 = $165 for full bundles.

A first lease on Avail’s free plan, start to finish

For a single-family home renting at $1,650:

  1. List the unit. $0, and the listing goes out to 19 rental sites.
  2. Take applications. Say three applicants each buy the $55 bundle. They pay $165 between them; you pay nothing.
  3. Sign the lease. Pick the state-specific template, fill in the terms and send it for e-signature. $0 on the free plan, where TurboTenant puts unlimited e-sign behind its paid plans.
  4. Collect 12 months of rent. Your tenant pays 12 x $2.50 = $30 a year by ACH, or 12 x $57.75 = $693 if they pay by card.

Year one costs you $0 and your tenant and applicants $195. That’s hard to beat for one unit.

When Unlimited Plus does make sense

Plus doesn’t pay for itself on ACH fees, but it can be worth the money for specific reasons:

  • FastPay. If rent needs to reach you sooner to cover your mortgage, faster deposits may be worth $9 a month on one or two units.
  • Your own lease. If an attorney drafted a lease for you, custom and reusable templates let you use it inside Avail instead of the standard template.
  • Custom application questions, for things like pets, parking or move-in dates you want answered up front.
  • A branded property website for marketing a unit outside the big listing sites.
  • Priority Care support, given that long support waits are a recurring complaint on the free plan.

At one unit, Plus is $108 a year. At 10 units it’s $1,080. Past a handful of units, a flat-priced tool like TurboTenant Pro or RentRedi gets you fee-free or low-fee ACH for much less.

What to check in Avail’s state-specific lease

A free state-specific lease is a good starting point, but read it before you send it.

  • Local rules. State templates can’t cover every city ordinance. If your city has its own rules on deposits, notice periods or rent increases, add them or check with a local attorney.
  • Required disclosures. For homes built before 1978, federal law requires a lead-based paint disclosure. Many states also require their own disclosures, such as mold, flood history or where the deposit is held.
  • Your house rules. Pets, parking, smoking, yard care and who handles snow removal belong in the lease or an addendum.
  • Late fee and grace period. Make sure what you set in Avail matches what the lease says, and that both fit your state’s limits.

If you want to use your own attorney-drafted lease instead, that’s one of the features Unlimited Plus adds.

Support and reliability

Plus includes Priority Care support. On the free plan, reviewers on Software Advice and Trustpilot describe long waits for help, along with account-access problems and payment-processing delays. The other recurring themes are the applicant dashboard (described as clunky) and the basic accounting.

How Avail compares

TurboTenant is the closest match. Both are free, both cover the full rental cycle, and TurboTenant’s tenant ACH fee is lower at $2. TurboTenant’s paid Pro plan is a flat annual price ($199 for up to 10 units), so it scales far better than Avail Plus. Avail’s edge is free state-specific leases with e-sign; TurboTenant puts unlimited e-sign behind its paid plans.

RentRedi costs $144 a year but charges tenants only $1 per ACH payment. From about 5 units, it’s cheaper overall than paying for Avail Plus.

Innago is another free option, with a $2 tenant ACH fee and $30-$35 screening.

Stessa is better for bookkeeping than Avail, with bank feeds on its free plan, but it charges $15 for each state lease on that plan and has no e-signature. If leases are what you need, Avail’s free plan covers them; if the books matter more, many landlords run Avail for leasing and rent and Stessa for the accounts.

If you outgrow free tools, Buildium Essential at $62 a month adds full accounting and owner portals.

Questions landlords ask

The questions we get most, each answered in a paragraph.

How much does Avail cost?

Avail's Unlimited plan is free for any number of units. Unlimited Plus costs $9 per unit a month, so 5 units is $45 a month and 20 units is $180. On the free plan, tenants pay $2.50 per bank payment and 3.5% on cards. Applicants usually pay $55 for a screening bundle, or $30 for a single report, and prices vary by state.

Is Avail really free?

Yes, for the landlord. Unlimited covers listing syndication, applications, screening, state-specific leases with e-sign, online rent collection, maintenance tracking and basic income and expense tracking for $0. The cost falls on tenants and applicants: $2.50 per ACH payment, 3.5% on cards, and the screening fee, which acts as the application fee.

Is Avail Unlimited Plus worth it?

Not to save your tenants money. Plus costs $9 per unit a month and removes a $2.50 fee that each tenant pays once a month, so you'd pay $6.50 more per unit than your tenants save. Plus is worth it if you want FastPay deposits, your own lease templates, custom application questions, a branded property website or priority support.

Who owns Avail?

Avail is part of Realtor.com. Its main website is avail.com, and the older avail.co address redirects there. Listings you create on Avail go out to 19 rental sites. Being part of a large listing company doesn't change the pricing: the free plan still relies on tenant and applicant fees.

What does an Avail screening report cost?

The full bundle of credit, criminal and eviction reports costs $55, and a single report costs $30. The price varies by state. Applicants usually pay, and on Avail the screening fee works as the application fee, but you can choose to pay instead. Always get written consent first, as the Fair Credit Reporting Act requires.
