Baselane Review (2026): Costs, Fees and Who It’s For

Baselane is free landlord banking with bookkeeping and rent collection built in: you open a checking account per property, rent lands there, and transactions sort themselves by property for Schedule E. The Smart plan adds 2-day rent deposits and auto-tagging for $20 a month billed annually. It's thin on leasing, and reviewers report bugs and confusing tenant reminders.

Who Baselane suits, and who it doesn’t

Baselane is a banking product first. Its pitch is that if your rent goes into accounts built for landlords, the bookkeeping mostly takes care of itself.

It suits:

  • Landlords who mix rental money with personal money today. A separate checking account per property, with no monthly fee, fixes that.
  • Owners with 1 to 20 long-term rentals who want rent, reminders and late fees on autopilot.
  • Investors who want property-level books without paying for accounting software.

It’s a poorer fit if you want one app for the whole tenant lifecycle, since the leasing side is thin, if you’d rather keep your bank, or if your tenants tend to get confused by automated messages. Reviewers mention all three.

How Baselane handles each landlord job

This section is based on Baselane’s pricing page and recurring themes in public reviews on Reddit, Trustpilot and BiggerPockets. Our account test hasn’t happened yet; the status note on this page will update when it does.

Listings, applications and leases

These are the gaps. We couldn’t confirm listing syndication, online applications, e-signed leases or maintenance requests from Baselane’s public pages. Baselane does offer tenant screening, starting at $24.99, but the pricing page doesn’t say who pays. If you need to market a vacancy and sign a lease online, plan on a second app for that part of the job.

Screening

Screening starts at $24.99 per report. Whatever tool runs it, the rules are the same: the applicant gives written consent, you apply the same written criteria to everyone, and you send an adverse action notice if the report leads you to deny or change terms.

Rent collection, payouts and late fees

Rent collection is part of the free Core plan. You set up each lease with its rent and due date, Baselane sends the tenant reminders, and late fees apply automatically after the date you set. Check your state’s late fee limits and grace periods before you pick an amount.

Tenants pay by bank transfer or card. ACH is $2, and you decide whether you or the tenant pays it. Baselane says the fee is waived when rent goes into a Baselane account, though its page also shows a $2-$5 range. Cards cost the tenant 3.49%.

Payout speed is one of the main differences between plans. Core deposits at standard speed; Smart adds 2-day rent deposits.

The tenant-facing side draws complaints. Reviewers describe tenants confused by the payment flow and by payment reminders sent in error. Before you go live, send a test reminder to yourself and read it as a tenant would.

Books

This is where Baselane earns its keep. Every transaction in a Baselane account is already tied to a property, so there’s less sorting. You can also connect outside accounts. Core gives you property-level tracking and Schedule E reports, with manual tagging rules. Smart adds auto-tagging, receipt matching, a balance sheet and cost segregation, plus role-based access so a partner or bookkeeper can log in with limited rights.

What Baselane costs in practice at 1, 5 and 20 units

The examples assume a $1,500 rent, one tenant per unit and monthly bank payments. The “into Baselane” column assumes the ACH waiver applies as the pricing page says.

Units Core Smart (annual) Tenant ACH per year, to outside bank Tenant ACH per year, into Baselane
1 $0 12 x $20 = $240 12 x $2 = $24 $0
5 $0 $240 60 x $2 = $120 $0
20 $0 $240 240 x $2 = $480 $0

One unit. Core is $0, and if rent lands in a Baselane account the ACH fee should be waived, so your total is $0. Smart at $240 a year is hard to justify for one door unless you need the 2-day deposits.

Five units. Still $0 on Core. Using an outside bank would cost tenants 60 x $2 = $120 a year, which is the argument for moving the rent account.

Twenty units. Core stays at $0. Smart is a flat $240 a year, which works out to $1 a door per month, and auto-tagging saves real time at this volume. Tenant ACH to an outside bank would be 240 x $2 = $480 a year, so where rent lands now matters more than which plan you pick.

Card payments. 3.49% of $1,500 is $52.35.

The second app. If you need listings, applications and e-signed leases, add a free app for those. TurboTenant and Avail both have free plans, though each charges applicants $55 for screening.

Is Baselane worth it at your size

One to four units. Yes, if you’re willing to bank there. Free accounts, free rent collection into those accounts and free Schedule E reports cover most of what a small landlord needs for money. Leasing tools are the gap.

Five to twenty units. Still a strong free option, and this is where Smart starts to earn its $240 a year. Auto-tagging and receipt matching save the most time when you have hundreds of transactions a year, and 2-day deposits help when your mortgage payments sit close to the rent due date.

Partners and bookkeepers. If someone else needs to log in with limited rights, that’s a Smart feature. On Core, you’d be sharing a login, which isn’t a good idea for a bank account.

Setting up Baselane for a small portfolio

  • Open one checking account per property. That’s the whole point of the product, and it keeps rent, repairs and mortgage payments separate without tagging.
  • Consider a separate account for security deposits. Some states require deposits to be held apart from operating money, or in an interest-bearing account. Check your state’s rules before you choose.
  • Set late fees to match your lease and state law before the first rent cycle runs.
  • Send yourself a test reminder so you know exactly what tenants will see.
  • Keep your old bank account open for a cycle or two while you confirm deposits arrive on schedule.

Support and reliability, as reported

Some landlords on Reddit describe the product as buggy or unreliable. Other recurring complaints are tenant confusion and wrong reminders, an AI-first support system that makes it hard to reach a person, and account-structure limits, such as one debit card per main account. Smart includes VIP support, which may help.

Alternatives to consider

  • Stessa is the closest match, with free bookkeeping, bank feeds, screening and vacancy marketing, and its own cash management account that waives tenant ACH.
  • RentRedi at $12 a month billed annually covers leasing and rent with $1 tenant ACH.
  • TurboTenant and Avail cover listings, applications, leases and rent for free on their base plans.
  • Rentec Direct at $25 a month for up to 10 properties puts accounting and rent in one system.

Questions landlords ask

The questions we get most, each answered in a paragraph.

Is Baselane really free?

The Core plan costs $0. It includes unlimited checking and savings accounts through Thread Bank, debit cards, property-level tracking, Schedule E reports, and automated rent collection with reminders and late fees. Baselane earns money from banking and payment fees, and from the paid Smart plan at $20 a month billed annually.

Is Baselane a bank?

No. Baselane is a financial technology company. The checking and savings accounts are held at Thread Bank, which is a member of the FDIC, so deposits are insured up to the standard FDIC limits through Thread Bank. Check the account agreement for the exact terms.

How much does Baselane charge tenants?

ACH rent payments cost $2, and you choose whether you or the tenant pays. Baselane's page says the fee is waived for deposits into a Baselane account, but the same page also shows a $2-$5 range, so confirm in your account settings. Card payments cost the tenant 3.49%, or $52.35 on a $1,500 rent.

What does Baselane Smart add?

Smart costs $20 a month billed annually and comes with a 30-day trial. It adds 2-day rent deposits, auto-tagging of transactions, receipt matching, a balance sheet, cost segregation, role-based access for partners or bookkeepers, and VIP support. Baselane doesn't show a monthly-billing price.

Can Baselane replace my landlord software?

For rent and books, mostly yes. For leasing, probably not. We couldn't confirm listing syndication, online applications, e-signed leases or maintenance requests from Baselane's public pages. Many landlords use it alongside a free app like TurboTenant, Avail or Innago for the leasing side.
