Hemlane Review & Pricing (2026): Plans, Fees and Verdict

Hemlane pricing is a $28 monthly platform fee plus a per-unit charge of $2, $20 or $58, depending on how much of the work you want Hemlane's team to do. The free Starter plan only lists and screens. For rent collection you need Basic, which costs $30 a month for one unit and $68 for 20, and tenants pay nothing for bank transfers.

Who Hemlane suits, and who it doesn’t

Hemlane sits between landlord software and a property manager. You can run it yourself on the Basic plan, or pay per unit for Hemlane’s team to coordinate repairs and talk to tenants for you.

It fits two kinds of landlord well:

  • Self-managers with 1 to 20 units who want free tenant ACH. Basic costs $28 plus $2 per unit, and your tenants pay nothing for bank transfers. Few apps at this price do that.
  • Out-of-state or very busy owners. Essential and Complete hand off the repair calls, which is the job that wears most remote landlords down.

It’s a poorer fit if you want a $0 tool that collects rent (Starter doesn’t), if you need weekend support (reviewers say there isn’t any), or if you’re growing toward 20 units on a service tier, where the per-unit fees add up quickly.

How Hemlane handles each landlord job

What follows comes from Hemlane’s pricing page and public documentation. Our hands-on account test hasn’t happened yet; the status note on this page shows where it stands.

Listings and applications

Starter, the free plan, lists your unit on Apartments.com, Zillow and seven other sites. Renters apply online, and the applications land in your Hemlane dashboard. If a listing isn’t getting traction, Hemlane sells a premium listing for $89 per 30 days. It also offers tenant placement, where its team handles showings and leasing, from $695.

Screening

Screening is included on every plan, including Starter. The report costs $40 and the tenant pays. The applicant enters their own details and authorizes the check, so you don’t collect Social Security numbers yourself. Set written criteria before you list and apply them the same way to every applicant, which keeps you on the right side of fair housing rules.

Leases and e-signatures

Lease tracking and e-signatures start on Basic. Essential adds state-specific leases and notices, which saves you from adapting a generic template to your state’s rules. On Basic, expect to upload your own lease.

Rent collection, payouts and late fees

Rent collection, automatic late fees and tenant messaging all start on Basic. Tenants pay by bank transfer for $0 or by card for 3%. You set the due date and the late fee, and Hemlane applies it when rent comes in late. Check your state’s limits on late fee amounts and grace periods before you set yours.

One public review describes a rent payment being held until the landlord upgraded to a paid plan. It’s a single report, not a pattern, but it’s a reason to choose your plan before rent starts flowing and to confirm how payouts work on it.

Maintenance

On Basic, tenants submit requests and you handle them. On Essential, Hemlane’s team coordinates repairs 24/7: it takes the tenant’s call, opens the work order and lines up a vendor. On Complete, it uses its vetted repair network and also handles day-to-day tenant communication through a property management assistant. You keep approval over spending.

Books

Rental accounting is included even on Starter, tracking rent and expenses by property. We couldn’t confirm bank feeds or an owner portal from Hemlane’s public pages, so if automatic transaction import matters to you, plan on pairing it with a free bookkeeping app like Stessa or Baselane.

Hemlane pricing in practice at 1, 5 and 20 units

Each paid plan is $28 a month plus a per-unit fee. The examples assume monthly billing (annual prices aren’t published), one tenant per unit, and everyone paying by bank transfer, which costs tenants $0.

Units Basic ($28 + $2/unit) Essential ($28 + $20/unit) Complete ($28 + $58/unit)
1 $30/mo, $360/yr $48/mo, $576/yr $86/mo, $1,032/yr
5 $38/mo, $456/yr $128/mo, $1,536/yr $318/mo, $3,816/yr
20 $68/mo, $816/yr $428/mo, $5,136/yr $1,188/mo, $14,256/yr

One unit. Basic is $28 + $2 = $30 a month. That’s high per door because the platform fee does most of the work. Your tenant pays $0 in ACH fees, so compared with a free app charging the tenant $2 per payment, Basic costs about $360 a year more in total and saves the tenant $24.

Five units. Basic is $28 + (5 x $2) = $38 a month, or $7.60 a door. Essential is $28 + (5 x $20) = $128. On a $1,500 rent, Essential’s $20 per unit is about 1.3% of rent, which is the number to hold against a local manager’s quote.

Twenty units. Basic is $28 + (20 x $2) = $68 a month, $3.40 a door, and still no tenant ACH fees. Essential becomes $428 a month, and Complete is $1,188. Complete’s $58 per unit is about 3.9% of a $1,500 rent.

Extras that change the total. Tenant placement from $695 per lease-up, inspections from $300, premium listings at $89 per 30 days, and Eviction Shield from $4.95 a month. Card payments cost the tenant 3%, or $45 on a $1,500 rent.

Annual billing saves up to 20% according to the pricing page. At 20 units on Basic, 20% off $816 would be about $653 a year, but treat that as a ceiling until you see the quoted figure.

Support and reliability, as reported

Reviewers say Hemlane’s account support isn’t available on weekends, which matters on the software-only plans if a payment problem comes up on a Saturday. On the service tiers, repair coordination runs around the clock, which is a different thing from account support.

Public reviews are fewer than for the bigger apps. The complaints that do recur are about support hours and, on the service plans, cost as the portfolio grows. The held-payment report mentioned above is the only serious payment complaint in our research notes.

Is Hemlane worth it, plan by plan

Starter (free). Worth using for listings alone. Getting a vacancy onto Apartments.com, Zillow and seven other sites with screening attached costs $0. You could list on Starter and collect rent in another app.

Basic ($28 + $2 per unit). Worth it if fee-free rent for your tenants matters to you. At one unit, $360 a year is steep next to free apps that charge the tenant $24 a year instead. At 20 units, Basic’s $816 a year means your tenants save the $480 a year that a $2 ACH fee would cost them. Whether that’s worth it depends on how much you value fee-free rent as a perk for good tenants.

Essential ($28 + $20 per unit). Worth it for owners who live more than a drive away from their rentals. The service you’re paying for is someone answering repair calls at any hour and lining up a vendor. If you live 15 minutes from your duplex and have a plumber you trust, you’re paying for something you already have.

Complete ($28 + $58 per unit). Worth comparing with a local property manager, not with software. At $1,188 a month for 20 units, it’s a management decision, and the local manager’s quote is the number to beat.

How to pay less for Hemlane

  • Ask for the annual price. Hemlane says annual billing saves up to 20%, but you’ll need to see the figure in your account or ask.
  • Mix plans by need, if Hemlane allows it. Ask whether out-of-town units can sit on Essential while nearby ones stay on Basic.
  • Skip premium listings until you need them. The $89 boost is for a unit that isn’t getting inquiries, not every vacancy.

Alternatives to consider

  • TurboTenant Pro makes tenant ACH free for $199 a year at 1 to 10 units, cheaper than Hemlane Basic at one unit.
  • RentRedi is a flat $12 a month on annual billing with $1 tenant ACH. Even counting the tenant fees, it costs less than Basic at every size from 1 to 20 units.
  • Innago is free for you, with a $2 tenant ACH fee.
  • TenantCloud starts at $15 a month billed annually for 10 leases, with more accounting.
  • A local property manager is the real comparison for Essential and Complete. Ask for the monthly percentage, the leasing fee and the markup on repairs.

Questions landlords ask

The questions we get most, each answered in a paragraph.

How much does Hemlane cost?

Starter is free. Paid plans charge a $28 monthly platform fee plus a per-unit fee: $2 on Basic, $20 on Essential and $58 on Complete. One unit on Basic costs $30 a month; 20 units cost $68. Hemlane says annual billing saves up to 20%, but it doesn't publish the annual prices.

Does Hemlane charge tenants to pay rent?

Not for bank transfers. Tenant ACH is $0 on the plans that collect rent, which is unusual and is the main reason Basic is good value. Card payments cost the tenant 3%, so a $1,500 rent paid by card costs them $45 extra.

Is Hemlane a property manager?

Partly. On Basic it's software you run yourself. On Essential, Hemlane's team coordinates repairs around the clock, and on Complete it also handles tenant communication through a property management assistant and uses a vetted repair network. You still make the decisions and own the relationship with the tenant.

Can I use Hemlane for free?

Yes, but only for part of the job. The free Starter plan lists your unit on Apartments.com, Zillow and seven other sites, screens applicants and includes rental accounting. It doesn't collect rent, send leases for e-signature or coordinate repairs. Those start on Basic at $28 plus $2 per unit a month.

Is Hemlane worth it for an out-of-state landlord?

It can be. Essential adds round-the-clock repair coordination for $20 per unit plus the $28 platform fee, which is $48 a month for one house. That's the case where Hemlane makes the most sense: you live far away and need someone to take the 2 a.m. call. Compare the total with a quote from a local manager.
