DoorLoop Pricing (2026): Plans, Fees and What Landlords Really Pay
DoorLoop pricing starts at $2.50 per unit a month on DoorLoop One, with a $199 monthly minimum. Connect is $4 per unit ($299 minimum) and Multiply is $5 per unit ($399 minimum). Because of the minimums, 1, 5 and 20 units all cost $199 a month, or $2,388 a year, and the per-unit price doesn't matter until 80 units.

Is DoorLoop worth it at your size
DoorLoop’s pricing has two parts: a per-unit rate and a monthly minimum. For landlords with fewer than 80 units, only the minimum matters.
| Plan | Per unit | Monthly minimum | Units where per-unit passes the minimum |
|---|---|---|---|
| One | $2.50 ($1.50 above 100 units) | $199 | 80 (80 x $2.50 = $200) |
| Connect | $4.00 | $299 | 75 (75 x $4 = $300) |
| Multiply | $5.00 | $399 | 80 (80 x $5 = $400) |
At 1 to 5 units, DoorLoop is hard to recommend. You’d pay $2,388 a year for software built for management companies. A free app like TurboTenant or Avail covers listing, screening, leases and rent for $0.
At 20 units, One works out to $9.95 per door per month. Buildium Essential is $3.10 per door at the same size, and RentRedi is $0.60.
At 40 units and up, One falls to $4.98 per door and keeps falling until 80 units. This is where DoorLoop’s extras (unlimited users, owner portals, a company website, an open API) start to justify the price, especially if you manage for other owners.
Who DoorLoop pricing suits
- Management companies with 40 or more doors, where owner portals and free owner payouts matter.
- Teams that need several logins. Unlimited users on every plan means the price doesn’t rise as you hire.
- Growing landlords close to 80 units, where the per-unit rate replaces the minimum and the per-door cost reaches $2.50.
It doesn’t suit a landlord with a few doors who manages only their own property. The minimum sets the price, and you’d pay for features you won’t use.
Landlord-paid and tenant-paid fees
| Fee | One | Connect | Multiply | Who pays |
|---|---|---|---|---|
| Incoming ACH rent | $1.50 | Free | Free | Tenant |
| Card payment | 3.25% (4% international) | 3.25% | 3.25% | Tenant |
| Screening (TransUnion) | $35 | $35 | $35 | Not stated; can be covered by your application fee |
| Renters insurance tracking | $3 | $1 | Free | Landlord |
| Outgoing vendor and owner payments | Free | Free | Free | n/a |
The card fee comes from a help-center article that still uses DoorLoop’s older plan names (Starter, Pro, Premium), so confirm it before you quote it to tenants. On a $1,650 rent, 3.25% is $53.63.
The real yearly cost at 1, 5 and 20 units
Assuming DoorLoop One, monthly billing, and a $1,650 rent paid by ACH each month:
| Units | You pay per year | Per door per month | Tenants pay in ACH fees per year |
|---|---|---|---|
| 1 | 12 x $199 = $2,388 | $199.00 | 12 x $1.50 = $18 |
| 5 | $2,388 | $39.80 | 60 x $1.50 = $90 |
| 20 | $2,388 | $9.95 | 240 x $1.50 = $360 |
Upgrading to Connect to remove the tenant ACH fee doesn’t pay at these sizes. At 20 units, Connect costs 12 x $299 = $3,588, which is $1,200 more than One, to save your tenants $360.
Add-ons and costs above the headline
The most common complaint about DoorLoop pricing in public reviews is that the real bill is higher than the advertised one. Things to ask about before you sign:
- E-signatures. DoorLoop’s older fee list shows $3 per e-signature request on the lowest tier. Ask whether that still applies to One.
- SMS credits. Text messaging to tenants is sold in credits.
- Websites and AI add-ons. Reviewers on older plans describe these as extras. On the current plans, a company website and the AI Assistant are included in One, and the AI agents come with Connect and Multiply.
- Plan thresholds. Reviewers say costs jump as unit counts cross plan lines, so get the price for the unit count you expect next year as well as today’s.
Ways to pay less
- Ask for annual billing in writing. DoorLoop says yearly billing saves up to 25%. On $2,388 a year, a full 25% would be $597, but the page doesn’t confirm the figure for any plan.
- Stay on One. At under 75 units, Connect and Multiply cost $1,200 to $2,400 a year more than One. Unless you need the AI receptionist or VIP support, One covers the core jobs.
- Wait until you’re closer to 40 units. If you’re at 15 units today and growing, a cheaper tool now and DoorLoop later costs less than paying the minimum for years.
- Pass screening to applicants through the optional application fee, within your state’s limits on application fees.
DoorLoop vs Buildium at 10, 20, 40 and 80 units
Buildium is the alternative most landlords weigh against DoorLoop, so here are both subscriptions side by side, on monthly billing.
| Units | DoorLoop One | Per door | Buildium Essential | Per door |
|---|---|---|---|---|
| 10 | $199 | $19.90 | $62 | $6.20 |
| 20 | $199 | $9.95 | $62 | $3.10 |
| 40 | $199 | $4.98 | $62 | $1.55 |
| 80 | $200 | $2.50 | Quote above 40 units | n/a |
Fees shift the picture slightly. DoorLoop One charges tenants $1.50 per ACH payment; Buildium Essential charges $2.35 per incoming EFT, paid by whoever you choose, plus $99 per business bank account. At 20 units, Buildium’s EFT fees come to 240 x $2.35 = $564 a year. Even with those fees and one bank account, Buildium’s first year at 20 units ($744 + $99 + $564 = $1,407) costs less than DoorLoop One’s subscription alone ($2,388).
What a 40-unit year on DoorLoop One looks like
At 40 units with every tenant paying by ACH:
- Subscription: 12 x $199 = $2,388, or $4.98 per door per month.
- Tenant ACH fees: 40 x 12 x $1.50 = $720 a year, paid by tenants.
- Screening: $35 per report, usually covered by your application fee.
That’s the size where DoorLoop starts to make sense for a landlord who also wants unlimited users and owner portals.
Cheaper options than DoorLoop
Buildium is the direct alternative for full property management. Essential costs $62 a month and stays there up to at least 40 units, so it’s $1,644 a year cheaper than DoorLoop One at any size under 40. Budget for its $2.35 incoming EFT fee and $99 per business bank account.
Rentec Direct offers full accounting from $25 a month on Starter for up to 10 properties.
For self-managing landlords, RentRedi costs $144 a year for unlimited units, and TurboTenant, Avail and Innago have free plans funded by tenant fees.

Questions landlords ask
The questions we get most, each answered in a paragraph.
How much does DoorLoop cost per month?
DoorLoop One costs $2.50 per unit a month with a $199 monthly minimum. Connect costs $4 per unit with a $299 minimum, and Multiply costs $5 per unit with a $399 minimum. Above 100 units, One drops to $1.50 per unit. For most small landlords the bill is the minimum: $199 a month, or $2,388 a year.
Does DoorLoop offer annual pricing?
DoorLoop's pricing page says you can save up to 25% with yearly billing, but it doesn't show the annual price for any plan. If the full 25% applied to One's $199 minimum, it would come to about $149 a month, but treat that as a ceiling on the savings, not a quote. Ask DoorLoop for the annual figure in writing.
What fees do tenants pay on DoorLoop?
On DoorLoop One, tenants pay $1.50 per ACH rent payment. On Connect and Multiply, incoming ACH is free. Card payments cost 3.25%, or 4% on international cards, according to DoorLoop's help center, though that article still uses older plan names. Applicants can be charged an application fee you set to cover the $35 screening report.
When does DoorLoop get cheaper per unit?
At 80 units on One, where 80 x $2.50 = $200 passes the $199 minimum. Below that, adding units costs nothing extra, so the per-door price falls as you grow: $39.80 at 5 units, $9.95 at 20, $4.98 at 40. Above 100 units, extra units drop to $1.50 each.
